Golders Gate Road is a vibrant part of London which is known for its cosmopolitan character and diverse architecture. It is where traditional and elegant architecture meets modern designs. As a result, we have a perfect space for both living and doing business. We invite you to learn more about our new build of a 4-storey building on Golders Green Road.
What are the characteristics of new building on Golders Green Road?
The newly constructed building on Golders Green Road is a four-story development with a full basement foundation. Its total floor area exceeds 800 square meters. Featuring a red brick facade and a gable roof, the exterior blends harmoniously with the surrounding architecture. Also, the contrast between darker brick and bright parts of the elevation gives it classier look. There are seven two-bedroom flats with en-suite bathrooms and fitted kitchens. All living area is nicely lit by full LED lighting meeting London standards. Additionally, in every apartment we installed underfloor heating and mixed ventilation with heat recovery air-conditioning. Such a solution makes the heating more efficient and saves money for future tenants.

Apart from residential area there are also three commercial units each with full size basement. At the new build of a 4-storey building on Golders Green Road we provided each unit with restroom and staff room. Also, we made sure that each of the units has its own entryway. Because the building is meant to be used for residential and commercial purposes, we used future proof materials. For example, we installed extensive architectural metal railings and staircases. Metal is well known for its hardwearing characteristics thus was an obvious choice. The finishing touches included complex external landscaping.
What challenges did we face during the construction?
There were many challenges during the new build of a 4-storey building on Golders Green Road. First, was the location of the construction site. We had to build among other already inhabited buildings which drastically reduced our working space. Additionally, we had to make sure that our work will not directly affect the traffic on Golders Green Road. If the work or supply delivery demanded it, we needed to obtain special permission from London authorities. Another challenge was meeting both the deadline and client expectations due to the extent of work. This work included:
- Deep structural piling with heavy groundwork and supports.
- Tanking and waterproofing with multiple ground pumps.
- New drainage.
- Greywater harvesting system.
- New utility connections (consulting with the local council).
Some of the above were external factors we had no influence on. So, how did we do? We delivered the new build of a 4-storey building on Golders Green Road on time. It took us only 16 months from start to finish. Not only did we deliver it on time but also within budget. And within that budget we included everything that our client expected. We are incredibly happy with our collaboration with the architecture studio who entrusted us this project. We are also proud of the building we raised as it shows our professionalism and experience in construction work. What is more important, the building is ready to move in as everything from floor to ceiling is finished. If you are embarking on a similar journey maybe it is worth considering hiring Rose Line. You would join our consistently growing group of happy clients.
What facilities and amenities did we provide?
Each of the flats at the 4-storey building on Golders Green Road was equipped with en-suite bathroom. The bathrooms are fully equipped with toilets, showers, washbasins but also with vanities and medicine cabinets with mirrors. Also, all bathrooms are equipped with electric towel rack. Although they are finished in similar style, due to different layouts they are all individual. The underfloor heating we installed provides very pleasant feeling after a hot shower. Together with mixed ventilation with heat recovery air-conditioning such solution makes this brand-new building a compelling location. Additionally, we installed fitted kitchens in all the flat. The kitchens are equipped with hidden fridges, stoves, ovens and everything that a person might need. As it was with bathrooms, although stylistically similar, due to the layout each kitchen has individual character. And all flats are beautifully lit by LED lighting – both LED strips and recessed lights.
As far as commercial areas are considered we did not pre-install any amenities to make the spaces more versatile. We did, however, made sure that they are filled with light. We did that by installing glass doors to each of these spaces. Additionally, we build part of the wall from glass blocks. Not only did it provide more natural light to get into the space but also provides more privacy. In contrast to the flats, commercial areas do not have freshly laid floors as the choice of proper flooring strictly depends on the business. However, the surface is prepared to lay any floor.
